# What Happens After Signature

> Wayline tracks an agreement for its full term and through its ending, with expiry warnings, the renewal decision, successor agreements, and contractual expiry notices.

A signed wayleave is not finished. It runs for years, it expires, and something has to happen when it does. Most wayleave processes stop at signature and the agreement goes into a filing cabinet, which is why so many are found to have lapsed years earlier.

## While the agreement runs

Three things happen without anyone asking for them:

* **Expiry warnings.** The agreement's expiry date is watched, and warnings are raised before it arrives rather than after.
* **Insurance watching.** Operator insurance certificates are checked, and an operator whose cover is lapsing is warned.
* **Stalled request nudges.** Where something is waiting on one side, both sides are reminded.

Alongside that, the operator can submit **as-built evidence**, which is covered on the [reinstatement page](/lifecycle/reinstatement) because that is where it is most often read.

## The conclusion decision

When an agreement is approaching its end, the landlord records a decision. There are two:

| Decision  | What it means                                                             |
| --------- | ------------------------------------------------------------------------- |
| **Renew** | A successor agreement is generated and goes to the operator for signature |
| **Lapse** | The agreement is allowed to end                                           |

  Recording a decision is a record of intent. **It does not serve notice and it does not generate a document.** What the ending requires is a separate question, and where the answer is a process Wayline does not run, the platform says so at the point of decision rather than letting you proceed as though it had been handled.

The decision also requires the operator's **Code status** to have been established. Where it has not, the decision is refused rather than guessed at, because what an ending requires depends on whether the operator holds Code rights. See [Code operators](/concepts/code-operators).

## Renewal

Renewal produces a **successor agreement**: a new agreement, not an amendment to the old one.

    The successor is shown as a diff against the original, so you can see which terms have moved and which have carried over. The same five terms that can be negotiated are the ones that can be reviewed here, for the same reason: they are the terms the agreement records.

    Equipment installed over the original term may not match what the original agreement described. The apparatus description can be edited on the successor before it goes out.

    Through the same signing path as the original, and subject to the same readiness checks, including superior landlord consent where the building requires it.

A **renewal fee** can be attached, set by the landlord in the same way as the processing fee. A renewal grants a fresh term on the same basis as a new connection, which is why the suggested figure is the same. See [processing fees](/concepts/processing-fees#the-three-fee-moments).

## Expiry notices

Where an agreement is ending at the end of its contractual term, Wayline generates a **contractual expiry notice** and records when it was served.

Two things about this are worth stating plainly.

**Wayline generates the notice. You serve it.** The platform produces the document and records the service; it does not send it on your behalf and it is not acting as your agent in serving it.

**Recording service is a separate step from generating the notice**, and it is the step the record turns on. A generated notice that was never served has not ended anything, and the record distinguishes the two.

## Variations

There is no way to vary an agreement once it has been executed. The routes to changed terms are renewal, which produces a successor, or negotiation before signature. This is a real limit rather than an omission from this page.
