1
Add your first building
Use the address lookup to add a building from your portfolio. Your first building is free — use it to explore the full platform before committing to a paid tier.
2
Set portfolio-wide preferences
Define default wayleave terms that apply across all buildings in your portfolio:
- Standard processing fee (e.g., £299)
- Insurance minimums (public liability + employers’ liability)
- Notice periods and access hours
- Grantor configuration — whether the freeholder or your organisation is named as Grantor on agreements
3
Add more buildings
When you’re ready, add the rest of your portfolio. For annual subscribers on Portfolio or Enterprise tiers, we offer a free onboarding service — send us your existing wayleave agreements and we’ll digitise them.
4
Manage from your dashboard
See every request, agreement, and expiry across your portfolio in one view. No more building-by-building checking. When a request arrives, reviewing a wayleave request covers what to look at and what each part of it tells you.
Portfolio economics
Two figures, and they sit on opposite sides of the relationship. Keeping them apart is the point. What your clients receive. For a portfolio of 20 buildings, at two wayleaves per building per year, that is 40 completed agreements. At a £299 processing fee each, the building owner receives £239.20 once the agreement completes, so £9,568 a year across the portfolio. That is recurring revenue that did not exist before, generated by a process you were already handling. What the platform costs you. The Portfolio tier is £4,990 a year for unlimited buildings, paid by your organisation. Recharging a management cost of this kind to clients through the individual buildings’ service charges is an accepted route and one this fits, though whether it is open to you depends on your own management agreements. The two do not net against each other. Processing fee revenue belongs to the building owner rather than to you, so a single net position figure would be adding up two parties’ money. What the arithmetic shows is that the revenue reaching your clients is roughly twice the cost of the platform producing it, before any recharge. Buildings commonly see one to three wayleave requests a year. Two per building, and the recharge route above, are drawn from experience of this market rather than measured on the platform, and your portfolio will differ.Free onboarding
