Wayline is the digital platform where landlords, managing agents, and infrastructure operators manage wayleave agreements, from first request to signed contract. A wayleave agreement grants an infrastructure operator (such as a broadband provider) the right to install and maintain equipment in a building. Traditionally, this process involves solicitors, months of back-and-forth, and stacks of paperwork. Wayline replaces all of that with a structured digital workflow.

Who is Wayline for?

Landlords & Freeholders

Receive wayleave requests, set your terms, review RAMS documents with AI assistance, and sign agreements digitally. Earn processing fee revenue from every completed wayleave.

Managing Agents

Manage wayleaves across your entire portfolio. Standardise terms, track compliance, and generate processing fee revenue for your clients, all from one dashboard.

Infrastructure Operators

Find buildings, submit requests, upload RAMS, and sign agreements, all on one platform. Free for operators. No solicitors required.

What does Wayline do?

  • AI-Powered RAMS Review. Every Risk Assessment & Method Statement reviewed automatically against 14 safety categories.
  • Digital Agreements. Standardised wayleave agreements generated from building preferences. No solicitor required.
  • E-Signatures. Legally binding digital signatures under the Electronic Communications Act 2000.
  • Automated Fee Collection. Fees collected via Stripe on completion and paid out automatically to the building owner’s bank.
  • Building Preferences. Set terms once per building: fees, insurance and access hours. Every request measured against your rules.
  • Full Audit Trail. Every action logged. Every version tracked. Complete compliance documentation.

How is it different?

Solicitor costs and timings in the left-hand column are drawn from experience of this market rather than measured on the platform.

What it costs

Your first building is free, permanently. No card, no time limit, and the full platform. Beyond that, landlords and managing agents pay a subscription priced by building size, or by portfolio where there are many. Operators pay nothing to use Wayline at all: no subscription and no platform fee. They pay the fee the landlord has set when an agreement completes, and nothing else. Prices are kept in one place rather than copied into guides. See wayline.uk/pricing for the current table.

What happens after signature

An agreement is not finished when it is signed. It runs for years, it expires, and the equipment is still in the building when it does. Wayline tracks it through all of that: expiry warnings before they matter, the renewal decision, successor agreements, and reinstatement from scope to completion certificate.

How proposed terms are contested, answered and applied.
