Wayline is free for operators. No subscription. No platform fees. You pay only the landlord’s processing fee when an agreement is successfully signed.
Signup is open. Create an account at

your organisation type, because freeholders, managing agents and operators
are onboarded differently.Already have an account? Sign in at

1
Search for buildings
Search by postcode to find buildings on Wayline. You’ll see which buildings are ready to receive requests and their basic wayleave terms (processing fees, insurance requirements).
2
Submit a wayleave request
For any building on Wayline:
- Describe the installation (equipment type, areas required)
- Specify the proposed agreement duration
- Upload your RAMS document
3
Wait for the landlord's review
The landlord reviews your request, the AI-powered RAMS assessment, and your proposed terms. They may approve, negotiate, or request changes.
4
Sign the agreement
Once terms are agreed, Wayline generates the wayleave agreement. Both parties sign digitally — legally binding under the Electronic Communications Act 2000.
5
Processing fee is collected
The landlord’s processing fee is collected automatically from you via Stripe when the agreement is signed. This is the only cost you pay.
What if a building isn’t on Wayline?
If you search for a building that isn’t on the platform yet, you can request that Wayline reach out to the landlord on your behalf. We’ll invite them to register their building so you can submit a formal request.Typical costs
The landlord sets the processing fee, not a solicitor. Most landlords choose competitive rates because Wayline makes the process easy.
Understanding your RAMS review
When you upload a RAMS document, Wayline’s AI reviews it against 14 safety categories. Any flagged items are shown to both you and the landlord. Resolving flags before the landlord reviews your request can speed up the approval process.RAMS explained
What the review assesses, how it scores a document, and what flagged items mean.
